Why Estate Sales Are Different

This kind of sale is different. And I know that.

Whether you've just lost a parent, you're administering an estate for the first time, or you're managing a sale from out of town, there are layers here that most real estate agents simply aren't equipped to handle.

I've helped families in exactly your situation. The home you're selling isn't just square footage; it carries decades of memories. I treat it that way from the first conversation to closing day, with no pressure, no rush, and no judgment.

Who I Work With

If any of this sounds like your situation, I can help.

01

Adult Children

Managing the sale of a parent's home while grieving, coordinating with siblings, and navigating an unfamiliar process, often from out of town.

02

Estate Executors

Named as executor of a will and responsible for selling the property, sometimes without knowing the home or the local market.

03

Surviving Spouses

Facing the sale of a shared home after a loss, and needing someone patient, trustworthy and experienced to guide the process.

04

Trustees & Legal Reps

Working on behalf of a trust or estate, requiring thorough documentation, clear communication and a smooth process for all parties.

What I Take Off Your Plate

You shouldn't have to figure all of this out on your own.

Beyond selling the home, here's what I help with, because estate sales involve far more than a listing.

  • Furniture & Belongings Removal

I coordinate clearing the home, connecting you with estate sale services, donation pickups or removal companies, so you don't manage it alone.

  • Property Preparation & Staging

Once cleared, I manage repairs, cleaning and staging to maximize what the home sells for. I'll tell you exactly what's worth doing and what isn't.

  • Probate & Legal Coordination

I work alongside your estate lawyer on timing around the Certificate of Appointment of Estate Trustee, court approvals and executor obligations, so nothing falls through the cracks.

  • Multi-Party Family Communication

When several beneficiaries are involved, I act as a neutral, clear point of contact, keeping everyone informed and reducing friction.

  • Full Strategic Marketing

Estate homes deserve the same marketing as any premium listing: professional photography, staging and a full digital launch.

Probate in Ontario

Selling a house during probate in Ontario: what executors should know.

Every estate is different, but these are the questions that shape the timeline of almost every estate sale I handle in Toronto.

What "probate" means in Ontario

In Ontario, probate is the court process of obtaining a Certificate of Appointment of Estate Trustee, which confirms the executor's authority to deal with the deceased's assets, including the home.

Does the house need probate to be sold?

It depends on how the home was owned. A home held jointly with right of survivorship usually passes to the surviving owner without probate. A home owned solely by the deceased usually needs the certificate before the sale can close.

Can we list before the certificate arrives?

Often, yes. Many families prepare and list the home while the application is in process, then set a closing date that allows for it. Your estate lawyer confirms when the estate can safely sign and close.

Estate Administration Tax

Ontario charges Estate Administration Tax on the value of the estate, which typically includes the home. Knowing the likely sale value early helps the executor and lawyer plan for it.

This is general information, not legal advice. I work alongside your estate lawyer, who advises on the legal and tax side of the estate.

The Process

What working together actually looks like.

Every estate sale is different. Here's how I approach them, with patience at every step and no pressure at any of them.

01

A quiet first conversation

No agenda, no pitch. You tell me about the property, your situation, your timeline and any concerns. I listen first and answer honestly.

02

A real valuation

An accurate market valuation based on recent comparable sales, not an inflated number to win your business.

03

Clearing & preparation

I coordinate clearing the home and manage all preparation, from minor repairs to professional staging.

04

Strategic launch

Professional photography, full digital marketing and a carefully timed launch designed to create competition.

05

Offers & negotiation

I present every offer clearly, explain each detail and negotiate firmly on behalf of the estate, keeping all parties informed.

06

Closing & beyond

I stay involved through closing and remain available after. Estate sales often have loose ends, and I'm here to help tie them up.

Common Questions

Questions I hear most often.

Estate sales come with a lot of unknowns. Here are honest answers to the questions families ask me most.

Not always. It depends on how the property was held and the value of the estate. In many cases we can begin preparing the home and even list it while probate is underway. I work alongside your estate lawyer to make sure timing is coordinated properly. If you're not sure where you stand, the best first step is a conversation.
Not necessarily, and not all at once. I'll walk through the home with you and help identify what needs to go, what can stay, and what might add value. I also help coordinate removal services, estate sales, and donations so you're not managing all of this yourself.
Almost never a full renovation; that's rarely worth it. But targeted improvements often are. I'll give you an honest assessment of what's worth spending on and what buyers will simply price in. Most estate homes need strategic staging and cleaning far more than they need a new kitchen.
It's more common than you think, and it's manageable. I act as a clear, neutral point of contact for all parties involved, keep everyone updated at each stage, and help reduce the friction that comes from people having different priorities or timelines. My job is to keep the process moving while making sure everyone feels heard.
Absolutely. There's no pressure from me, ever. Some families need a few weeks to process before they're ready to move forward. Others want to move quickly. I work at whatever pace is right for your situation, and I'll be honest with you if market timing genuinely matters.
